Conditions or Reasons for Planning Application - CB/22/00291/FULL
Conditions or Reasons:
1) The proposed extension by reason of its bulk, design, prominence, forward projection and potential loss of existing landscaping screen, would result in a form of development which would be out of keeping with the existing property and the surrounding area. The extension would fail to make a positive contribution to the character and the appearance of the area and would have a detrimental impact upon the streetscene. As such, the proposal would be contrary to Section 7 of the Central Bedfordshire Design Guide, Policy HQ1 of the Central Bedfordshire Local Plan and Section 12 of the NPPF.
