| Conditions or Reasons: | 1)
The works shall begin not later than three years from the date of this consent.
Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

All external finishes shall be in accordance with the approved materials and details specified in Drawing No. IS-2135 -210A and shall be permanently maintained as such, unless otherwise agreed in writing with the Local Planning Authority.
Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

Prior to installation, a schedule of drawings that show details of proposed window, rooflights, doors, and external balustrades in section and elevation at scales between 1:20 and 1:1 as appropriate, showing details of glazing type, framing, glazing bars, cills, ironmongery, and finish colour shall be submitted to and approved in writing by the Local Planning Authority. Works shall be implemented in accordance with the approved details and shall be permanently maintained as such.
Reason: To ensure that the development/work is in keeping with the existing building. (Section 16, NPPF) |

Notwithstanding the approved plans, all new rainwater goods shall be of black painted [cast iron/aluminium] and shall be retained thereafter.
Reason: To safeguard the special architectural and historic interest of this statutorily listed building. (Section 16, NPPF) |
