| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers: Site Location PLan, Topographical survey sheeet 1 of 1, SE/3118/1/C, SE/3118 and SE/3118/3/B.
Reason: To identify the approved plan/s and to avoid doubt. |

Notwithstanding the details submitted with the application, no works on the construction of the extension, hereby permitted shall take place until samples of the exterior materials proposed to be used in the development hereby approved, including roofing slate, ridge piece and rainwater goods, timber cladding, have been made available on site for inspection and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.
Reason: To safeguard the appearance of the development in the interests of the character, appearance and historical significance of the Grade II Listed Building. |

Notwithstanding the details submitted with the application details of mortar and render mixes and final finishes, including colour schemes expressed as RAL nos. or demonstrated by colour swatches, proposed to be used in the programme of works hereby approved shall be submitted to and approved in writing by the Local Planning Authority and the approved work shall be undertaken thereafter strictly in accordance with the approved details.
Reason: To safeguard the appearance of the development in the interests of the character, appearance and historical significance of the Grade II listed Building. |

Notwithstanding the approved plans, all making good of the existing building shall be carried out in materials and finishes that closely match, like for like, those historic materials and finishing details used in the existing building or structure, to accord with the usual conservation good practice unless otherwise agreed in writing by the Local Planning Authority.
Reason: To ensure that the special historical and architectural interest and integrity of th listed building is conserved and maintained in accordance with standard conservation good practice, local policies and the NPPF (Section 16). |
6)
All new doors, windows and garage door shall be timber and detailed drawings at a scale of 1:10 of all new doors and windows shall be submitted to and approved in writing by the Local Planning Authority. The works shall be carried out in strict accordance with the approved details.
Reason: To safeguard the appearance of the development in the interests of the character, appearance and historical significance of the Grade II listed Building. |
