Conditions or Reasons for Planning Application - CB/22/00420/NMA
Conditions or Reasons:
1) This approval amends Reserved Matters Approval Reference CB/17/01389/RM only as far as to remove a footpath connection to Mill Lane, and to replace the said footpath with a reinstated hedgerow and grass verge as identified on the submitted plan number: CSA/3231/101 Rev J.

Reason: To identify the approved plan/s and to avoid doubt.
2) The landscaping scheme consisting of a reinstated hedgerow and grass verge shown on approved Drawing No. CSA/3231/101 Rev J (to replace the existing footpath) shall be fully implemented by the end of the full planting season immediately following the removal of the footpath connection to Mill Lane (a full planting season shall mean the period from October to March). The said hedging and grass shall subsequently be maintained for a period of five years from the date of planting and any which die or are destroyed during this period shall be replaced during the next planting season with others of a similar size and species. Thereafter, the said landscaped area of land shall be managed in perpetuity in accordance with the Open Space Management and Maintenance Scheme for the site.

Reason: To reinstate the hedgerow and ensure an acceptable standard of landscaping in accordance with Policies EE4 and HQ1 of the Central Bedfordshire Local Plan and the NPPF.
