Conditions or Reasons for Planning Application - CB/22/00508/LB
Conditions or Reasons:
1) The works shall begin not later than three years from the date of this consent.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The works hereby approved shall be undertaken in strict accordance with the Specification and Schedule of Works (The Morton Partnership, January 2022) and any variations or additional works, including works of investigative opening-up, shall be agreed in advance, and in writing, by the Local Planning Authority and the approved works shall be undertaken thereafter strictly in accordance with the approved details.

Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character and historic fabric of this listed building in all respects and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF).

3) The works hereby approved shall only be implemented in full accordance with the historic building recording and archaeological scheme of works as described in the document entitled Priory House, 33 High Street, Dunstable, Bedfordshire, LU6 3RZ: Archaeological Monitoring/Historic Building Recording Written Scheme of Investigation by HB Archaeology and Conservation Ltd, version 2, dated March 2022.

Reason: In line with policy HE1 of the Central Bedfordshire Local Plan 2015-2035 (adopted July 2021) and paragraph 205 of the National Planning Policy Framework (amended July 2021): to investigate and record any archaeological/historic structural remains that will be affected by the works, to safeguard the long-term future of the archive and to make the record of all the work publicly available.
4) Notwithstanding the details submitted with the application any works of internal and external 'making good' associated with the implementation of the works hereby approved, including new or replacement materials, detailing and finishes shall be undertaken in a manner strictly compatible with the traditional constructional detailing and character of the building, close-matching with existing materials and detailing as appropriate.

Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building in all respects and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF).
5) Notwithstanding the details submitted with the application all final external colour finishes shall be maintained as existing unless otherwise agreed in writing and in advance of final decoration or finishing, as appropriate, by the Local Planning Authority, and the approved works shall be undertaken thereafter strictly in accordance with the agreed details.

Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF).
6) This consent relates only to the work detailed on the submitted plans, numbers 20350/LP/01 (Site Location Plan); 20350/SP/02 (Block Plan); 20350/0/01 (Topographical Survey); (As Existing) 20350/1/01; 20350/1/02; 20350/1/03; 20350/1/04; 20350/1/05; 20350/1/06; 20350/1/07; 20350/1/08; 20350/1/09; 20350/1/10; 20350/1/11; 20350/1/12; 20350/1/13; (As Proposed) 20350/2/01; 20350/2/02; 20350/2/03; 20350/2/05; 20350/2/07; 20350/2/10; 20350/2/11 and as detailed in the supporting Specification and Schedule of Works (The Morton Partnership, January 2022)

Reason: To identify the approved plans and the scope of approved works, and to avoid doubt.
