| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

All external works hereby permitted shall be carried out in materials indicated within the application, namely:
Shed Walls: Black feather edged weatherboarding Shed Roof: Welsh slate tiles Shed Door: Black feather edged weatherboarding Shed Windows: Timber framed
Garage Walls: As existing with black paint finish Garage Windows: As existing with conservation rooflights
Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to complement the existing building in the interests of the visual amenities of the locality. (Section 12, NPPF) |

All tree protection fencing shall be erected and positioned in strict accordance with "Tree Survey and Protection Plan" (Dwg No TPP WC 01 Rev A) dated 21.04.22 and in accordance with section 7 of the document 'Revised Tree Survey & Protection Report' reference CATKE 0332-14.5.2021, prior to commencement of any development. The tree protection fencing shall then remain securely in position throughout the entire course of development works.
Reason: To maintain an adequate Construction Exclusion Zone around the designated Root Protection Areas of retained trees, so as to prevent root damage from ancillary construction activity and thereby maintain their health, anchorage, and amenity value (NPPF Section 12 and 15). |

The development by way of the garage conversion hereby permitted shall only be used as an annexe ancillary to the dwelling known as Windmill Cottage, Leighton Street, Woburn, Milton Keynes, MK17 9PJ and shall not be occupied as a separate or self-contained dwelling unit.
Reason: To prevent the establishment of a separate residential unit. (Section 12, NPPF) |

Notwithstanding the provisions of the Town and Country Planning General Permitted Development Order 1995, or any amendments thereto, the parking provision of 4 spaces (2.5m x 5.0m each) with manoeuvring area on the site shall not be used for any purpose, other than as parking provision and manoeuvring areas unless permission has been granted by the Local Planning Authority on an application made for that purpose.
Reason To retain off-street parking provision and thereby minimise the potential for on-street parking which could adversely affect the convenience of road users, and to minimise parking within the access causing obstruction to use of the access and traffic likely to use it, and to maintain manoeuvring within the site so that vehicles can leave in forward gear. |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 3620-P5D, 36200-E3C, 3620-L1E, 3620-L12B, 3620-L13B, 3620-P20A.
Reason: To identify the approved plan/s and to avoid doubt. |
