Conditions or Reasons for Planning Application - CB/22/00527/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Notwithstanding the details submitted with the application, details of the materials to be used for the external walls and roofs of the development hereby approved shall be submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.

Reason: To control the appearance of the building in the interests of the visual amenities of the locality.

3) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers: 1 and 2/C.
Reason: To identify the approved plan/s and to avoid doubt.
4) Construction of the side porch and rear barn shall not be commenced until samples and details of the materials to be used on the external finishes have been submitted to and approved in writing by the local planning authority. The development shall be implemented in accordance with the approved details and permanently maintained as such.
5) Notwithstanding the approved plans, all new rainwater goods shall be of black painted cast iron/aluminium and permanently maintained as such.

6) The roof of the rear barn shall be laid with natural slate, a sample of which shall be submitted to and approved in writing by the local planning authority prior to the commencement of th development hereby approved.
