| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

All external works hereby permitted shall be carried out in materials to match plan references 2085.P.15A, 2085.P.16A.
Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match plan references 2085.P.15A, 2085.P.16A. (Section 12, NPPF) |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 2085.EX.01, 2085.EX.02, 2085.EX.03, 2085.EX.04, 2085.EX.05, 2085.EX.06, 2085.EX.08, 2085.LP.01, 2085.P.11, 2085.P.12, 2085.P.13A, 2085.P.14, 2085.P.15A, 2085.P.16A, 2085.P.17, 2085.P.18, 2085.P.13, 2085.P.15 & 2085.P.16.
Reason: To identify the approved plan/s and to avoid doubt. |

The balcony as shown on the approved plans shall not be used until the 1.8 metre high privacy screens have been installed, as identified on plan 2085.P.13 A, they shall be retained in perpetuity.
Reason: To protect the residential amenity of adjacent properties. |
