Conditions or Reasons for Planning Application - CB/22/00598/FULL
Conditions or Reasons:
1) The proposed development fails to make adequate provision for a safe and convenient vehicle access and if approved would result in additional hazards
for users of the highway and the proposed access. This is contrary to policy T2 and T3 of the Central Bedfordshire Local Plan (2021).
2) The proposed development makes no provision to secure adequate pedestrian/ driver intervisibility splays and will lead to conditions of danger to
pedestrians using the adjoining footway. This is contrary to policy T2 and T3 of the Central Bedfordshire Local Plan (2021).
3) The proposal would result in an unsatisfactory car parking layout which does not comply with the authority's adopted supplement guidance. This is contrary to policy T2 and T3 of the Central Bedfordshire Design Guide (2021).
4) The proposal would result in a loss of green space on the verge adjacent to the junction and would erode the benefit of this verge which seeks to soften the development. The proposal would therefore be contrary to Policy HQ1 of the Central Bedfordshire Local Plan (2021).
