Conditions or Reasons:
1) The proposal would result in development on land which is part of an area designated as an Important Countryside Gap. The proposed building would by reason of its excessive size, siting and design, be visible within the streetscene and harmful to the open character and appearance of the area, contrary to Section 12 of the NPPF, Policies HQ1, SP5 and SP7 of the Central Bedfordshire Local Plan and Policy ND1 of the Flitton Greenfield and Pulloxhill Neighbourhood Plan.
