Conditions or Reasons for Planning Application - CB/22/00660/FULL
Conditions or Reasons:
1) The site lies within the South Bedfordshire Green Belt, where permission will not be granted except in very special circumstances for development for purposes other than the specified purposes listed in paragraphs 149 and 150 of the National Planning Policy Framework. The proposed replacement building would be materially larger than the building it would replace. The development would add to the built up appearance of the site and have a detrimental impact on the openness of the Green Belt. The proposal is therefore contrary to Section 13 of the NPPF and Policy SP4 of the Central Bedfordshire Local Plan.
2) The cumulative impact of the loss of mature landscaping and the proposed increased height and bulk of the replacement building would result in a development which would neither preserve nor enhance the special character of the Conservation Area, contrary to the objectives of Policy HE3 of the Local Plan and Section 16 of the NPPF.
