| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

No development shall commence until a detailed surface water drainage scheme, to manage surface water runoff from the development for up to and including the 1 in 100 year event (+40%CC), and a maintenance and management plan for the scheme has been submitted to and approved in writing by the Local Planning Authority, and shall be implemented and maintained as approved. Maintenance will ensure the system functions as designed for the lifetime of the development. Any variation to the connections and controls indicated on the approved drawing which may be necessary at the time of construction would require the resubmission of those details to the Local Planning Authority for approval. Reason: To ensure the approved system will function to a satisfactory minimum standard of operation and maintenance and prevent the increased risk of flooding both on and off site, in accordance with Central Bedfordshire Local Plan Policies CC3 to CC5 |

Prior to the use of the proposed dwellings, a landscaping scheme to include all hard and soft landscaping and a scheme for landscape maintenance for a period of five years following the implementation of the landscaping scheme have been submitted to and approved in writing by the Local Planning Authority. The approved scheme shall be implemented by the end of the full planting season immediately following the first use of any separate part of the development (a full planting season means the period from October to March). The trees, shrubs and grass shall subsequently be maintained in accordance with the approved landscape maintenance scheme and any which die or are destroyed during this period shall be replaced during the next planting season.
Reason: To ensure an acceptable standard of landscaping and to secure biodiversity net gains, in accordance with Policies EE2 and EE4 of the Central Bedfordshire Council Local Plan 2021. |

Prior to the first occupation of the approved dwellings, a scheme shall be submitted to and approved in writing by the Local Planning Authority for the provision of a fire hydrant at the development. The dwellings shall not be occupied until the fire hydrant is installed as approved and shall be retained in perpetuity.
Reason: To ensure appropriate access to fire hydrants for use in the event of emergency in accordance with Policies HQ1 and CC6 of the Central Bedfordshire Local Plan 2021 |

Prior to the use of the proposed dwellings, the vehicular parking space, cycle parking spaces and vehicle manoeuvring areas clear of the public highway, as illustrated on the approved drawings, shall be provided. Reason: To enable vehicles to draw off, park and turn outside of the highway limits, in the interest of highway safety, and to meet the adopted parking standards, in accordance with Policies T2 and T3 of the Central Bedfordshire Council Local Plan 2021 |

Prior to the use of the proposed dwellings, the vehicular access shall be surfaced in bituminous or other similar material (not loose aggregated) for a distance of 5 metres into the site, measured from the highway boundary. Arrangements shall be made for surface water drainage from the site to soak away within the site so that it does not discharge into the highway or into the main drainage system. The surfacing and drainage shall be implemented in accordance with the approved details.
Reason: To avoid the carriage of mud or other extraneous material or surface water from the site so as to safeguard the interest of highway safety and reduce the risk of flooding and to minimise inconvenience to users of the premises and ensure satisfactory parking of vehicles outside highway limits, in accordance with Policies T2 and T3 of the Central Bedfordshire Council Local Plan 2021. |

Prior to the use of the proposed dwellings, bat and bird boxes, as indicated on drawing no. L-01 Rev C, shall be provided. The bird box shall be placed 2-4 metres above ground, and directed between north and east. The bat box shall be placed 4 metres or greater above ground, and direct south, south-east or south-west.
Reason: To secure biodiversity net gains on the application site, in accordance with Policy EE2 of the Central Bedfordshire Council Local Plan 2021. |

Prior to the use of the proposed dwellings, the refuse storage and collection point shall be provided in accordance with the approved plans.
Reason: In the interest of highway safety and of high quality design, in accordance with Policies T2 and HQ1 of the Central Bedfordshire Council Local Plan 2021. |

Prior to the construction of vehicular parking areas associated with the approved dwellings, a scheme for the charging of electric and ultra-low emission vehicles shall be submitted to and approved in writing by the Local Planning Authority. The development shall be completed in accordance with these approved details including the agreed timescales / triggers.
Reason: To assist with the transition to low-emission vehicles in line with Policy T5 of the Central Bedfordshire Council Local Plan 2021 |
10)
Prior to the use of the proposed dwellings, the measures to reduce energy and carbon dioxide emission, as outlined in 'Adaptability, Resilience and Environmental Sustainability' of the Design and Access Statement, shall be introduced. The development shall achieve the higher water efficiency standard of 110 litres per person per day.
Reason: To increase the resilience of the development to the impacts of climate change, reduce carbon emissions, and ensure the efficient use of water, in accordance with Policy CC1 of the Central Bedfordshire Local Plan 2021. |

The proposed extension shall be completed in materials which match the existing dwelling.
Reason: In the interest of high quality design, in accordance with Policy HQ1 of the Central Bedfordshire Council Local Plan 2021 |

The first floor windows on the western and eastern elevations of the main building, Plot 1, shall be permanently fitted with obscured glass of a type to substantially restrict vision through it at all times and shall be non-opening, unless the parts of the window(s) which can be opened are more than 1.7m above the finished floor level. No further windows or other openings shall be formed in the western or eastern elevations at first floor. Reason: In the interest of safeguarding the amenities of the occupiers of neighbouring dwellings, in accordance with Policy HQ1 of the Central Bedfordshire Local Plan 2021 |
