| Conditions or Reasons: | 1)
The works shall begin not later than three years from the date of this consent.
Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers: 1 and 2C. Reason: To identify the approved plan/s and to avoid doubt. |

Construction of the side porch and rear barn shall not be commenced until samples and details of the materials to be used on the external finishes have been submitted to and approved in writing by the local planning authority. The development shall be implemented in accordance with the approved details and permanently maintained as such.

The roof of the rear barn shall be laid with natural slate, a sample of which shall be submitted to and approved in writing by the local planning authority prior to the commencement of th development hereby approved.

The proposed new single glazed window W1 shall match like-for-like window W2. The window shall be in painted timber, flush meeting within the frames, with matching joinery for opening and fixed casements, and without trickle vents or surface mounted glazing bars.

Prior to the commencement of works, detail drawings for the proposed new single glazed window W1, in section and elevation at scales between 1:1 and 1:20 as appropriate, shall be submitted to and approved in writing by the local planning authority. Works shall be implemented in accordance with the approved details and shall be permanently maintained as such

Prior to the commencement of works, a Repair Methodology outlining the method of repair for window W2, shall be submitted to and approved in writing by the local planning authority and once agreed, shall be carried out in accordance with such details.

Prior to the commencement of works, detail drawings for the proposed new front door and new side porch door, at a scale between 1:1 and 1:20 as appropriate, shall be submitted to and approved in writing by the local planning authority. Works shall be implemented in accordance with the approved details and shall be permanently maintained as such.

Notwithstanding the approved plans, all new rainwater goods shall be of black painted cast iron/aluminium and permanently maintained as such.
