Conditions or Reasons:
1) The proposed first floor, flat roof, rear extension would not be considered an acceptable form of design, in this location. The proposal would not result in a high quality development, harmful to the character and appearance of the local area, contrary to HQ1 of the Central Bedfordshire Local Plan. The proposed development is considered to be contrary to Policy HQ1 of the Central Bedfordshire Local Plan (2021), Section 12 of the NPPF (2021) and Section 7 of the Central Bedfordshire Design Guide (2014).
2) The proposed first floor rear extension, by virtue of its siting, scale and design, would have unacceptable impacts on residential amenities of the neighbouring property. The proposed extension would result in loss of light and tunnelling impact to the first floor window of the neighbouring property. The proposed development is therefore considered to be contrary to Policy HQ1 of the Central Bedfordshire Local Plan (2021), Section 12 of the NPPF (2021) and Section 7 of the Central Bedfordshire Design Guide (2014)
