Conditions or Reasons for Planning Application - CB/22/01321/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Notwithstanding the details submitted with the application, all external works hereby permitted shall be carried out in materials & colour to be used for the external shopfrontage as detailed within the application CBC001 Design and Access Statement with Heritage Statement 30.03.2022.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials appropriate to visual amenities of the Conservation Area. (Sections 12 & 16, NPPF)
3) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers CA/1265/22/PA/01, CA/1265/22/PA/02, CA/1265/22/PA/03 REV A, CA/1265/22/PA/03B REV A, CA/1265/22/PA/04 REV A, CA/1265/22/PA/05 REV A and CBC001 Design and Access Statement with Heritage Statement 30.03.2022.

Reason: To identify the approved plans and to avoid doubt.
