| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers: 102, 103/C, 105/C, 130, 101/C, 100/B, 107/C, 106/C, 104/B. Reason: To identify the approved plan/s and to avoid doubt. |

Prior to their first use on site a schedule of all external finish materials including roof and wall materials, lintels, fascias, and rainwater goods, including finish colour, shall be submitted to and agreed in writing by the Local Planning Authority. Works shall be implemented in accordance with the approved materials and details specified and shall be permanently maintained as such.
Reason: To safeguard the character and appearance of the completed development in the intererst of the visual amenities of the site and the Aspley Heath Conservation Area. |

Prior to the commencement of above ground construction, samples of all proposed replacement materials shall be made available for on-site inspection and photographs submitted to and approved in writing by the Local Planning Authority.
Reason: To safeguard the character and appearance of the completed development in the intererst of the visual amenities of the site and the Aspley Heath Conservation Area. |

Prior to installation, a schedule of drawings that show details of proposed windows and doors in section and elevation at scales between 1:20 and 1:1 as appropriate, showing details of glazing type, framing, glazing bars, cills, ironmongery, and finish colour shall be submitted to and approved in writing by the Local Planning Authority. Works shall be implemented in accordance with the approved details and shall be permanently maintained as such.
Reason: To safeguard the character and appearance of the completed development in the intererst of the visual amenities of the site and the Aspley Heath Conservation Area. |

Prior to development and the installation of tree protection barriers / fencing, all tree works shall be carried out in strict accordance with that specified in Section 6.1 and Appendix 2 "Survey Schedule" of the supporting document "Tree Survey Report - Pre Development", dated April 2022, as prepared by RGS Arboricultural Consultants.
Reason: To ensure that only those trees identified for removal/pruning are worked on in order to facilitate development and access, thereby avoiding unnecessary or unjustified tree work within the Aspley Heath Conservation Area. |

Prior to development, and following authorised tree works, all tree protection barriers / fencing shall be erected and positioned in strict accordance with Section 6.2 and Appendix 3B "Tree Protection Plan" of the supporting document "Tree Survey Report - Pre Development", dated April 2022, as prepared by RGS Arboricultural Consultants.
Reason: To establish a secure Construction Exclusion Zone around the designated Root Protection Area of retained trees, so as to maintain tree health, root anchorage and the amenity/screening value of retained trees. |

A landscaping scheme to include details of replacement planting for the felled yew tree all hard and soft landscaping and a scheme for landscape maintenance for a period of five years following the implementation of the landscaping scheme shall be submitted to and approved in writing by the Local Planning Authority. The approved scheme shall be implemented by the end of the full planting season immediately following the completion and/or first use of any separate part of the development (a full planting season means the period from October to March). The trees, shrubs and grass shall subsequently be maintained in accordance with the approved landscape maintenance scheme and any which die or are destroyed during this period shall be replaced during the next planting season.
Reason: To ensure an acceptable standard of landscaping. (Sections 12 & 15, NPPF) |
9)
Details of the existing and final ground and slab levels of the garage and extension hereby approved shall be submitted to and approved in writing by the Local Planning Authority. Such details shall include sections through both the site, the main house and the road -which shall first be agreed in writing with the Local Planning Authority. Thereafter the site shall be developed in full accordance with the approved details.
Reason: To ensure that an acceptable relationship results between the new development and adjacent buildings and public areas. (Section 12, NPPF) |

The first floor window in the north facing elevation of the development hereby permitted shall be permanently fitted with obscured glass of a type to substantially restrict vision through it at all times and shall be non-opening, unless the parts of the window which can be opened are more than 1.7m above the floor of the room in which the window is installed. No further windows or other openings shall be formed in the north facing elevation.
Reason: To safeguard the privacy of occupiers of adjoining properties (Section 12, NPPF) |
11)
Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking and re-enacting that Order with or without modification), the garage, and parking spaces hereby permitted shall be kept permanently available for the parking of motor vehicles.
Reason: To ensure that off-street parking is retained in the interests of highway safety. (Section 94, NPPF) |
