Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

All external works hereby permitted shall be carried out in accordance to drawing number D92-21-51-DR-A-021 REV P1.
Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials specified in the interests of the visual amenities of the Conservation Area. (Sections 12 & 16, NPPF) |

Notwithstanding the details submitted with the application, the rainwater goods to be installed as part of the development hereby approved shall be of 'Heritage Range' black painted cast aluminium. Reason: To ensure that building construction is carried out in manner that maintains the traditional character of the existing building and is appropriate to the character and the appearance of the Conservation Area in which the building is located (Section 16, NPPF) |

The replacement Silver Birch tree (Betula pendula) shall be planted in the general vicinity as being shown on the Proposed Block Plan (Drawing No. D92-21-51-DR-A-012 Rev P2), during the planting season (October to March) following completion of development. The tree shall be supplied at a planting size no smaller than a Selected Standard (10 to 12cm girth size), and be planted a minimum distance of 1.5m away from the adjacent boundary wall. The planted tree shall then be maintained and irrigated in accordance with good horticultural practice, for a period of 5 years until satisfactorily established, and any loss of this tree during that period shall require its replacement in accordance with this condition.
REASON To ensure the satisfactory planting and establishment of a newly planted Silver Birch tree to replace the felled Ash, in the interests of providing visual amenity and maintaining the character of the Tebworth Conservation Area. Development shall not begin until details of the proposed widening of the vehicular access with the highway have been approved by the Local Planning Authority and no new building shall be occupied until the widened junction has been constructed in accordance with the approved details.
Reason In order to minimise danger, obstruction and inconvenience to users of the highway and the premises. (Policies HQ1, T2 & T3 of the Local Plan 2015-2035 and Sections 9 & 12, NPPF) |

The proposed widened driveway shall be surfaced in bituminous or other similar durable material (not loose aggregate) as may be approved in writing by the Local Planning Authority for a minimum distance of 5m into the site, measured from the highway boundary, before the new development is brought in to use. Arrangements shall be made for surface water drainage from the site to be intercepted and disposed of separately so that it does not discharge into the highway.
Reason To avoid the carriage of mud or other extraneous material or surface water from the site into the highway so as to safeguard the interest of highway safety.(Policies HQ1, T2 & T3 of the Local Plan 2015-2035 and Sections 9 & 12, NPPF) |

The turning area illustrated on the approved plan shall be retained and kept clear from obstruction in perpetuity for its intended use.
Reason To enable vehicles to draw off, park and turn outside the highway limits thereby avoiding the reversing of vehicles on to the highway. (Policies HQ1, T2 & T3 of the Local Plan 2015-2035 and Sections 9 & 12, NPPF) |

Before the new development is first brought into use, the parking scheme shown on drawing number D92-21-51-DR-A-012 rev P2 shall be completed and thereafter retained for this purpose.
Reason To ensure the provision of car parking clear of the highway. (Policies HQ1, T2 & T3 of the Local Plan 2015-2035 and Sections 9 & 12, NPPF) |

The proposed development shall only be used as an annexe to the main dwelling and shall not be occupied as a separate or self-contained dwelling unit.

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers D92-21-51-DR-A-010 REV P1, D92-21-51-DR-A-011 REV P2, D92-21-51-DR-A-012 REV P2, D92-21-51-DR-A-020 REV P1, D92-21-51-DR-A-021 REV P1.
Reason: To identify the approved plans and to avoid doubt. |
