Conditions or Reasons for Planning Application - CB/22/01463/FULL
Conditions or Reasons:
1) The proposal by reason of its siting, scale, form and design will appear out of keeping with, and harmful to, the established pattern and grain of the surrounding built environment and the character and appearance of the area. The proposal does not therefore represent a high quality layout and design and is therefore contrary to policies HQ1 and HQ8 of the Central Bedfordshire Local Plan 2021, the NPPF (2021) and the adopted Central Bedfordshire Design Guide (2014).
2) Insufficient information has been provided to enable an accurate assessment of the application in terms of the proposed highways access and parking / turning areas within the site. If permitted, the development will result in a harmful impact on highway safety within the area, contrary to policies T2 and T3 of the Central Bedfordshire Local Plan and the NPPF.
3) Insufficient information has been provided to enable an accurate assessment of the application in terms of the ecological impacts of the development, the provision of a net gain for biodiversity, and the impact on trees and hedgerows within the site and the provision of adequate replacement landscaping. As such the proposal is contrary to policies EE2, EE3 and EE4 of the Central Bedfordshire Local Plan (2021) and the NPPF.
