Conditions or Reasons for Planning Application - CB/22/01551/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in accordance with the details provided in the application.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with appropriate materials in the interests of the visual amenities of the locality.

3) The junction of the proposed vehicular access with the highway will be constructed in accordance with the approved details.

Reason: In order to minimise danger, obstruction and inconvenience to users of the highway and the premises.
4) The development hereby permitted shall be carried out in accordance with the Arboricultural Survey, Arboricultural Implications Assessment and Tree Protection ART218.100.B Rev B February 2022.

Reason: To safeguard the existing trees on the site in the interests of visual amenity.

5) The development hereby permitted shall be carried out in accordance with all ecological measures and/or works contained in the Preliminary Bat and Bird Assessment (Greenwood Environmental, 26th July 2022 Ref: WPH_Bat-Bird_0722_2_SOA_KO Version: 1.2) including ecological enhancements as set out in Section 5 entitled 'Conclusions and recommendations'.

Reason: To ensure the development satisfactory deals with and mitigates against the impact on protected species and ecology.
6) The detached outbuilding shall only be used for purposes incidental to the enjoyment of the dwelling.

Reason: To prevent the introduction of an inappropriate use harmful to the residential character of the area.

7) The development hereby permitted shall only be used as an annexe/extension to the dwelling known as Warren Plantation, Church End Road, Haynes, Bedford, MK45 3RJ and shall not be occupied as a separate or self-contained dwelling unit.

Reason: To prevent the establishment of a separate residential unit.

8) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers:
