Conditions or Reasons for Planning Application - CB/22/01617/LB
Conditions or Reasons:
1) The works shall begin not later than three years from the date of this consent.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Notwithstanding the details submitted with the application, full details of any proposed structural modification of the fireplaces and chimney structures deemed necessary and appropriate following the opening-up of the fireplaces and as part of the facilitation of the woodburning stove installations hereby approved shall be submitted to, and approved in writing by, the Local Planning Authority prior to the undertaking of any such work on site, and the approved works shall be undertaken thereafter strictly in accordance with the approved details.
Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character and historic fabric of this listed building in all respects and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF)
3) Notwithstanding the details submitted with the application, any works of internal and external 'making good', including brickwork, timberwork, plasterwork, the use of mortars, renders and decorative finishes, required as a result of implementation of the works hereby approved, shall be undertaken with materials and in a manner which are strictly compatible with the traditional constructional detailing and character of the building, close-matching with existing materials as appropriate.
Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character and historic fabric of this listed building in all respects and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF)
4) Notwithstanding the details submitted with the application, full and illustrated product details of the flue terminals proposed to be installed as part of the woodburning stove installations hereby approved, including terminal colour finishes and any associated protective cowl or cage capping, shall be submitted to, and approved in writing by, the Local Planning Authority prior to installation of the terminals on site, and the approved works shall be undertaken thereafter strictly in accordance with the approved details.
Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building in all respects and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF)
5) Notwithstanding the details submitted with the application, full details of any proposed alteration, timber replacement and timber treatment of the ceiling/floor structure exposed following removal of the current plasterboard ceiling finish hereby approved shall be submitted to, and approved in writing by, the Local Planning Authority prior to the undertaking of any such work on site, and the approved works shall be undertaken thereafter strictly in accordance with the approved details.
Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character and historic fabric of this listed building in all respects (Section 16, NPPF)
6) This consent relates only to the work detailed on the submitted plans, numbers CBC-01 (Site Location and Block Plan); CBC-02 (As Existing); CBC-03 (As Proposed).

Reason: To identify the approved plans and to avoid doubt.
