Conditions or Reasons:
1) The proposed detached garage is considered to be an unacceptable form of design in this location. The proposed detached garage would be located forward of the principle elevation of the existing dwellinghouse, would be prominent within the streetscene of Manor Road and would appear as an inappropriate form of development on the raised grassed land to the front of the site's dwelling. The proposal would not result in a high quality development and it would be harmful to the character and appearance of the local area, contrary to HQ1 of the Central Bedfordshire Local Plan. The proposed development is considered to be contrary to Policy HQ1 of the Central Bedfordshire Local Plan (2021), Section 12 of the NPPF (2021) and Section 7 of the Central Bedfordshire Design Guide (2014).
