Conditions or Reasons:

1) The works shall begin not later than three years from the date of this consent.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

2) Notwithstanding the details submitted with the application, full details of any variation of, or associated addition to, the works hereby approved shall be submitted to and approved in writing by the Local Planning Authority prior to undertaking on site, and the approved work shall be undertaken thereafter strictly in accordance with the approved details.
Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character and historic fabric of this listed building in all respects and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF).

3) Notwithstanding the details submitted with the application the cage capping of the vent pipe hereby approved shall have a black colour finish to match the vent pipe colouring unless agreed otherwise and in writing by the Local Planning Authority prior to installation on site, and the approved works shall be undertaken thereafter strictly in accordance with the agreed details.
Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character and historic fabric of this listed building in all respects and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF).

4) Notwithstanding the details submitted with the application any works of internal and external 'making good' associated with the implementation of the works hereby approved, including new or replacement materials, detailing and finishes, shall be undertaken using materials and in a manner strictly compatible with the traditional constructional detailing and character of the building, close-matching with existing materials and detailing as appropriate.
Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building in all respects and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF).

5) This consent relates only to the works detailed in the submitted Heritage Asset Statement (received 20th April 2022) and as clarified on plan CBC-01 (site location plan) and CBC-02 (works location).
Reason: To identify the approved details and plans and to avoid doubt.
