Conditions or Reasons:
15) None of the dwellings hereby permitted shall be occupied until foul and surface water drainage has been provided in accordance with the document Drainage Strategy by Gyoury Self Partnership (St Albans) LLP, dated 14 August 2020, reference no. 14842PL-DRN02 and drawing no. 14842PL 221 Rev P2 and the following information has been submitted to and approved in writing by the Local Planning Authority:

written confirmation that the approved surface water drainage scheme has been correctly and fully installed as per the approved details; and
a finalised 'Maintenance and Management Plan' for the entire surface water drainage system, inclusive of any adoption arrangements and/or private ownership or responsibilities

The drainage system shall be maintained and managed in accordance with the approved Maintenance and Management Plan thereafter.

Reason: To minimise and manage flood risk and to ensure that the implementation and long term operation of a sustainable drainage system (SuDS) is in line with what has been approved, in accordance with Written Statement HCWS161.

16) None of the dwellings hereby permitted shall be first occupied until the following information has been submitted to and approved in writing by the Local Planning Authority:

Part G calculations showing that the higher water efficiency standard of 110 l/p/d is achieved in all dwellings; and either
Part L compliance reports showing that DER is 10% lower than TER; or
Evidence that 10% of the development's electricity requirements will be met by installed renewable energy.

Reason: In order to ensure the sustainability of the development and to minimise the development's impact on climate.
