Conditions or Reasons for Planning Application - CB/22/01656/FULL
Conditions or Reasons:
1) The retrospective front wall would result in an undesirable and unacceptable form of development such that it would have an adverse impact on the character of the area of Sundon Road. The retrospective front wall would also have a detrimental impact on the Chilterns Area of Outstanding Natural Beauty. The proposal is therefore contrary to Policy HQ1 and EE7 of the CBLP (2021), Section 12 and 15 of the NPPF and the Design Guide.
2) The application contains insufficient information to show that the development does not have a detrimental impact on neighbours in regards to noise pollution from the AC units, or highway users in regards to the proposed external lighting on the front wall. As such, the proposal is contrary to Policy HQ1 and T2 of the CBLP (2021).
3) The retrospective front wall, by nature of its height and bulk, would result in harm to the openness of the green belt when taking into account its siting adjacent to open fields at a lower topography. As such, the proposal is contrary to Policy SP4 of the CBLP (2021), Section 13 of the NPPF and the Design Guide.
