Conditions or Reasons:
1) The proposed detached garage would, because of its location, height, bulk, mass and orientation, appear overly prominent within the streetscene of Heath Road and would appear as a discordant form of development on the grassed land and hardstanding to the front of the site's dwelling. As a result it would appear out-of-character within the application site, with its surroundings and with adjacent residential properties and their grounds, resulting in harm to the visual amenities of the local area. The proposal is therefore contrary to the principles of good design as set out within section 12 of the National Planning Policy Framework, Policy HQ1 of the Central Bedfordshire Local Plan (2021) and Central Bedfordshire Design Guide.
