Conditions or Reasons for Planning Application - CB/22/01837/LB
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Notwithstanding the details given in the application, samples of all external materials to be used in the development and associated works hereby approved, including face brick, detail brick, rainwater goods, roof tile and ridges, demonstrating close-matching, as appropriate, with existing materials to be retained, shall be provided for consideration by, and the written approval of, the Local Planning Authority prior to the commencement of any work of construction on site either by way of :-
i) new material samples (which shall be identifiable by manufacturers product type), paired to demonstrate a match with existing materials as appropriate, made available on site for Local Planning Authority inspection
ii) new material samples (which shall be identifiable by manufacturers product type), paired to demonstrate a match with existing materials as appropriate, made available to the Local Planning Authority by way of a full photograph schedule submission
The approved development shall be undertaken thereafter strictly in accordance with the approved details
Reason: To ensure that the approved development is carried out in a manner that safeguards the traditional character of this listed building in all respects and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF).
3) Notwithstanding the details submitted with the application, full manufacturers product details of the new and replacement windows and exterior doors proposed to be installed as part of the works hereby approved, which shall be of timber construction and shall be single-glazed unless otherwise agreed by the Local Planning Authority, shall be submitted to, and approved in writing by, the Local Planning Authority prior to any installation of the windows and exterior doors on site, and the approved works shall be undertaken thereafter strictly in accordance with the approved details.
Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building in all respects and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF).
4) Notwithstanding the details submitted with the application, full details of any kitchen, bathroom or toilet extract vents or flues exiting in any respect upon the exterior of the building shall be submitted to, and approved in writing by, the Local Planning Authority prior to any installation on site, and the approved works shall thereafter be implemented strictly in accordance with the approved details.
Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building in all respects and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF).
5) Notwithstanding the details submitted with the application, the rainwater goods to be installed as part of the works hereby approved shall be of black-finished 'Heritage Range' cast aluminium type, unless agreed otherwise and in writing by the Local Planning Authority prior to installation on site.

Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building in all respects and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF).
6) Notwithstanding the details submitted with the application any works of internal and external 'making good' required as a result of implementation of the works hereby approved, including brickwork, timberwork, plasterwork, the use of mortars, renders and decorative finishes, shall be undertaken with materials and in a manner which are strictly compatible with the traditional constructional detailing and character of the building, close-matching with existing materials as appropriate.
Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building in all respects and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF).
7) Notwithstanding the details submitted with the application no work of alteration, modification, removal or replacement in respect of the existing structural timber framing of the building exposed or otherwise affected by the works hereby approved, including timber treatment, timber stripping and decorative finishing shall be undertaken without the express prior written agreement of the Local Planning Authority, and any such work shall be undertaken thereafter strictly in accordance with the agreed details.

Reason: To ensure that the approved works are carried out in a manner that safeguards the historic fabric and traditional character of this listed building in all respects and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF).
8) Notwithstanding the details submitted with the application all final external colour finishes shall be maintained as existing unless otherwise agreed in writing and in advance of final decoration or finishing, as appropriate, by the Local Planning Authority, and the approved works shall be undertaken thereafter strictly in accordance with the agreed details.

Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building in all respects and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF).
9) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers CBC.001, 1332 PA 101, 1332 PA 101A, 1332 PA 101B, 1332 PA 002, 1332 PA 003, 1332 005, 1332 PA 006, 1332 PA 102, 1332 PA 103, 1332 PA 104, 1332 PA 002.

Reason: To identify the approved plan/s and to avoid doubt.
