Conditions or Reasons for Planning Application - CB/22/01850/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted, including the front dormer windows, shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

3) The cycle parking scheme as shown on approved drawing 05AQU-A-03-101 shall be constructed and implemented before the new residential development is occupied, and thereafter retained.
Reason: To ensure the provision of adequate cycle parking to meet the needs of occupiers of the proposed development in the interests of encouraging the use of sustainable modes of transport.

4) The development hereby permitted shall not commence until a scheme for protecting the proposed dwellings from noise has been submitted to and approved in writing by the Local Planning Authority. None of the dwellings shall be occupied until such a scheme has been implemented in accordance with the approved details, and it shall be retained in accordance with those details thereafter.
Reason: In order to provide an acceptable noise environment and level of amenity for future occupants of the development.

5) The development hereby permitted shall be undertaken in full accordance with the Council's adopted 'Construction Code of Practice for Developers and Contractors - November 2023 Update' https://www.centralbedfordshire.gov.uk/info/44/planning/674/codes_of_practice_for_planning.

Reason: In order to minimise the impact of construction work on the amenities of nearby residential properties.

6) The development hereby permitted shall be undertaken in full accordance with the Council's adopted 'Environmental Code of Practice' https://www.centralbedfordshire.gov.uk/info/44/planning/674/codes_of_practice_for_planning/3

Reason: In order to minimise the impact of development on existing trees, landscape features and biodiversity.

7) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, version (1) issued 18.08.2022, numbers 05AQU-A-01-001, 05AQU-A-01-002, 05AQU-A-02-101, 05AQU-A-02-102, 05AQU-A-03-101, 05AQU-A-03-102, 05AQU-A-03-103, 05AQU-A-03-104, 05AQU-A-05-101, 05AQU-A-05-102, 05AQU-A-06-101, 05AQU-A-06-102, 05AQU-A-06-103 and 05AQU-A-06-104.

Reason: To identify the approved plans and to avoid doubt.
