| Conditions or Reasons: | 1)
The works shall begin not later than three years from the date of this consent.
Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

Notwithstanding the details submitted with the application, the replacement of casement window sections incorporating double glazing shall be limited to the windows indicated as W15 and W16 on the plans hereby approved.
Reason: To identify the agreed limited incorporation of double glazing in the interests of safeguarding the historic character and appearance of this listed building and the character and appearance of the Conservation Area in which the building is located, and to avoid doubt (Section 16, NPPF). |

Notwithstanding the details submitted with the application the double-glazed replacement window sections hereby approved shall be of painted timber and shall incorporate the following constructional detailing unless otherwise agreed in writing by the Local Planning Authority prior to any work of window replacement on site:
- a glazing cavity which shall not exceed 6mm
- black finished spacers
- concealed trickle vents (if trickle vents are required)
Reason: To ensure that the approved works are implemented a manner fully appropriate to, and in safeguarding of the historic character and appearance of this listed building in all respects and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF). |

Notwithstanding the details submitted with the application, full details of any proposed structural modification of the fireplace and associated chimney structure deemed necessary and appropriate as part of the facilitation of the woodburning stove installation hereby approved shall be submitted to, and approved in writing by, the Local Planning Authority prior to the undertaking of any such work on site, and the approved works shall be undertaken thereafter strictly in accordance with the approved details.
Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character and historic fabric of this listed building in all respects and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF) |

Notwithstanding the details submitted with the application, the inserted partitioning forming the second floor ensuite WC hereby approved shall to be attached to the existing building structure by way of screw-fixings only.
Reason: To ensure that the approved works are carried out in a manner that safeguards the historic fabric of this listed building in all respects by minimising irreversible damage and harm (Section 16, NPPF). |

Notwithstanding the details submitted with the application, any works of internal and external 'making good', including brickwork, timberwork, plasterwork, the use of mortars, renders and decorative finishes, required as a result of implementation of the works hereby approved, shall be undertaken with materials and in a manner which are strictly compatible with the traditional constructional detailing and character of the building, close-matching with existing materials as appropriate.
Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character and historic fabric of this listed building in all respects and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF). |

Notwithstanding the details submitted with the application all final external colour finishes shall be maintained as existing unless otherwise agreed in writing and in advance of final decoration or finishing, as appropriate, by the Local Planning Authority, and the approved works shall be undertaken thereafter strictly in accordance with the agreed details.
Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character and appearance of this listed building in all respects and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF). |

This consent relates only to the work set out on the submitted plans and details, numbers 588-100A; 588-101A; 588102A; 588-103A; CBC-01 (Chimney detailing addendum).
