Conditions or Reasons for Planning Application - CB/22/01867/VOC
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from 23rd October 2020.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

3) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers CBC 001, DRG/007/240820, DRG/001/030522, DRG/002/280422, DRG/003/280422, DRG/004/280422, DRG/005/280422, DRG/006/280422 & DRG/007/280422.

Reason: To identify the approved plan/s and to avoid doubt.
4) The extension shall not be occupied, until the access and surfacing works shown on plan number DRG/004/031120 have been completed, unless otherwise agreed in writing by the Local Planning Authority.

Reason: to ensure a satisfactory access and parking area for the dwelling
