Conditions or Reasons:
1) The bulk, height and massing of the proposed extension to the outbuilding would result in an inappropriate form of development, at odds with the character and appearance of the area. The resultant building would be of a scale and use which would not be incidental to the host dwelling, resulting in a disproportionate extension to the site. In addition due to scale and location would appear overbearing on the residential amenity of the adjacent dwelling house. The development would not result in a high quality form of development, and is therefore contrary to Policy HQ1 of the Central Bedfordshire Local Plan (2021), Section 12 of the NPPF (2021) and Section 7 of the Central Bedfordshire Design Guide (2014).
