Conditions or Reasons for Planning Application - CB/22/01903/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

3) Prior to the occupation of the development, details of the installation of crevice dwelling bat boxes to the converted barn hereby approved shall be submitted to and approved in writing by the Local Planning Authority. Such details shall include the proposed elevation/s which would accommodate the bat boxes. Thereafter the site shall be developed in full accordance with the approved details.

Reason: In the interests of biodiversity and to accord with Section 15 of the NPPF.
4) The development hereby permitted shall not be occupied or brought into use until the details of
the residential curtilage and any boundary treatment to demark this area have been submitted to and approved in writing by the Local Planning Authority. The residential curtilage and boundary treatment of the approved area shall remain in perpetuity in accordance with the approved details.

Reason
To prevent the encroachment into the undeveloped areas of the site for the purpose of residential use whereby a change of use from argiculutal land has not been obtained and would therefore result in a greater impact on the openness of the Green Belt than the existing development.(Policies, HQ1 & SP4 of the CBLP and Sections 12 & 13, NPPF)
5) The proposed barn conversion shall only be used for purposes incidental to the enjoyment of the dwelling as an extension to the main dwelling known as 'Hounsfield House' and shall not be occupied as a separate or self-contained dwelling unit.

Reason
To prevent the introduction of an inappropriate use harmful to the residential character of the area and prevent the establishment of a separate residential unit. (Policies HQ1 & SP4 of the Local Plan 2015-2035 and Sections 12 & 13, NPPF)
6) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 112_PL_001 REV C, 112_PL_100 REV C, 112_PL_200, 112_PL_201, 112_PL_205 REV B, 112_PL_210 REV B and 112_PL_211 REV B.

Reason: To identify the approved plans and to avoid doubt.
