| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than 30th November 2023.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.
Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

Notwithstanding the details shown, no part of the building structure including foundations, eaves, soffits or guttering shall be erected or installed in, under or overhanging the shared boundary No.17 Oakway used to service the extension.
Reason
To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally to a high standard in the interests of the visual amenities of the locality.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking and re-enacting that Order with or without modification), no windows shall be inserted into the east side flank elevation of the proposed extension, without the grant of further specific planning permission from the Local Planning Authority.

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers OAY_PL_EX_01, OAY_PL_EX_04, OAY_PL_EX_05, OAY_PL_PR_01, OAY_PL_PR_02, OAY_PL_PR_03, OAY_PL_PR_04, OAY_PL_PR_05, OAY_PL_PR_06, MEA/150KW/AMS/01a.
