Conditions or Reasons for Planning Application - CB/22/01987/LB
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in the materials as described drawing numbers 2591/01D, 2591/02, 2591/03, 2591/04, 2591/05, 2591/06B, 2591/07B, 2591/08, 2591/09B, 2591/10A, 2591/11A, 2591/12A, 2591/13.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

3) Notwithstanding the details given in the application a sample of the fish scale slate to be used in the roof cover of the oriel window reinstatement hereby approved, demonstrating a close match with the roof slate of the existing oriel windows of the building to be retained, shall be provided for consideration by, and the written approval of, the Local Planning Authority prior to the commencement of any work of new oriel window construction on site either by way of :
i) a slate sample (which shall be identifiable by manufacturers product type or identified as a reclaimed product) paired to demonstrate a close match as appropriate, made available on site for Local Planning Authority inspection
ii) a slate sample (which shall be identifiable by manufacturers product type or identified as a reclaimed product) paired to demonstrate a close match as appropriate, made available to the Local Planning Authority by way of a full photograph schedule submission
The approved development shall be undertaken thereafter strictly in accordance with the approved details
Reason: To ensure that the approved works are implemented a manner fully appropriate to, and in safeguarding of the historic character and appearance of this listed building in all respects (Section 16, NPPF)
4) Notwithstanding the details submitted with the application the double-glazed windows and external doors hereby approved shall be of painted timber construction and shall incorporate the following constructional detailing unless otherwise agreed in writing by the Local Planning Authority prior to any work of approved window or external door installation on site:
- black finished glazing spacers
- concealed trickle vents (if trickle vents are required)
Reason: To minimise the visual impact of the approved incorporation of double glazing in the safeguarding of the historic character and appearance of this listed building in all respects (Section 16, NPPF)
5) Notwithstanding the details submitted with the application the works hereby approved, and any associated works of internal and external 'making good', including brickwork, timberwork, plasterwork, the use of mortars, renders and decorative finishes, shall be undertaken with materials and in a manner which are strictly compatible with the traditional constructional detailing and character of the building, close-matching with existing materials as appropriate.
Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building in all respects (Section 16, NPPF).
6) Notwithstanding the details submitted with the application, the inserted partitioning forming the first floor rear bedroom ensuite bathroom hereby approved shall be attached to the existing building structure by way of screw-fixings only.

Reason: To ensure that the approved works are carried out in a manner that safeguards the historic fabric of this listed building in all respects by minimising irreversible damage and harm (Section 16, NPPF)
7) The externally mounted covers of the new mechanical extract installations hereby approved shall be of a black-finished type.

Reason: To ensure that the approved works are implemented a manner fully appropriate to, and in safeguarding of the historic character and appearance of this listed building in all respects (Section 16, NPPF)
8) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 2591/01D, 2591/02, 2591/03, 2591/04, 2591/05, 2591/06B, 2591/07B, 2591/08, 2591/09B, 2591/10A, 2591/11A, 2591/12A, 2591/13.

Reason: To identify the approved plan/s and to avoid doubt.
