Conditions or Reasons for Planning Application - CB/22/02088/VOC
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the 11th May 2022.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those detailed on plan number 2825.11 A.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished in appropriate materials in the interests of the visual amenities of the locality.

3) Prior to any further work commencing on the garage construction, tree protection barriers and ground guards shall be installed and positioned in strict accordance with Section 6.0 "Recommendations/Tree Protection Strategy" and Appendix 3 "Tree Constraints/Protection Plan" of the supporting document 'Tree Survey Report - Post Development' dated March 2022, as prepared by RGS Arboricultural Consultants. The tree protection barriers and ground guards shall then remain securely in position throughout the entire remainder of the garage construction.

REASON
To protect the designated Root Protection Area for Lime tree T1 that remains outside of the existing garage foundation, which may be incurred during any access required following the commencement of construction operations, by serving to prevent compaction damage to the soil medium, and its subsequent adverse impact on root health.
4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 2825.01, 2825.11A

Reason: To identify the approved plan/s and to avoid doubt.
