Conditions or Reasons for Planning Application - CB/22/02154/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Notwithstanding the details submitted with the application, details of the materials to be used for the external walls and roofs of the development hereby approved shall be submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.

Reason: To control the appearance of the building in the interests of the visual amenities of the locality.

3) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers: 21/036/102, 21/036/101, 21/036/1000, 21/036/100/A (dated 11/08/2022), 21/036/1002/B (dated 11/08/2022), 21/036/1001/C (dated 11/08/2022), 21/036/202/H (dated 11/08/2022), 21/036/201/J (dated 11/08/2022) and 21/036/200/O (dated 11/08/2022).

Reason: To identify the approved plan/s and to avoid doubt.
4) All ecological measures and/or works shall be carried out in accordance with the details contained in the May 2022 Preliminary Bat Roost Assessment and Nesting Bird Survey as already submitted with the planning application and agreed in principle with the local planning authority prior to determination.

Reason: To ensure the protection of bats and nesting birds.
5)
Deliveries and construction traffic should be outside of peak school times.

Reason: For the avoidance of doubt and to alleviate obstruction of the free flow of traffic along Church Road during the busiest times
6) Plans showing the location of Bat and bird boxes to be incorporated within the property shall be submitted to and approved in writing by the Local Planning Authority and shall be put in place within 6 months of the completion of the extensions.

Reason: To ensure the provision of these enhancement measures.
7) No development shall commence until an Arboricultural Impact Assessment and Method Statement has been submitted to and approved in writing by the Local Planning Authority and the approved details shall be implemented at all times during the construction period.

Reason: To safeguard trees on or near to the site.
