Conditions or Reasons for Planning Application - CB/22/02155/LB
Conditions or Reasons:
1) The works shall begin not later than three years from the date of this consent.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers: The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers: 21/036/102, 21/036/101, 21/036/1000, 21/036/100/A (dated 11/08/2022), 21/036/1002/B (dated 11/08/2022), 21/036/1001/C (dated 11/08/2022), 21/036/202/H (dated 11/08/2022), 21/036/201/J (dated 11/08/2022) and 21/036/200/O (dated 11/08/2022).

Reason: To identify the approved plan/s and to avoid doubt.
3) Notwithstanding the details submitted with the application, details of the materials to be used for the external walls and roofs of the development hereby approved shall be submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.

Reason: To control the appearance of the building in the interests of the visual amenities of the locality.

4) Prior to the commencement of above slab level works details shall be submitted to and approved in writing by the Local Planning Authority of method statements for the light well restoration, stone finial and any other repairs that effect the historic fabric of the building.

Reason: To safeguard historic features of this Grade II listed building in accordance with planning policies in the Central Bedfordshire Local Plan and the NPPF.
