Conditions or Reasons for Planning Application - CB/22/02169/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The premises shall only be open to customers between the hours of 9:00 am to 10:00 pm Mondays to Saturdays and 9:00 am to 9:00 pm on Sundays, and Bank Holidays.

Reason: To safeguard the residential amenity which the occupiers of neighbouring properties might reasonably expect to enjoy.

3) The extraction system hereby approved and shall be installed in accordance with Plan No: Proposed Rear and Side Elevation Plan 27.05.2022 and the details contained within the Extraction Report produced by Fan Services and dated 05/04/2022 and the Noise Impact Assessment produced by DAA Group and dated 4th April 2022. The fan for the extraction system shall be sited internally in accordance with these details.

Reason: To protect the amenity of the nearby residential occupiers
4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers: Site Location Plan 04.07.2022, Existing Front and Side Elevation Plan 27.05.2022, Existing Rear and Side Elevation Plan 27.05.2022, Existing and Proposed Floor Plan 27.05.2022, Proposed Rear and Side Elevation Plan 27.05.2022 and Proposed Front and Side Elevation Plan 27.05.2022

Reason: To identify the approved plan/s and to avoid doubt.
