Conditions or Reasons for Planning Application - CB/22/02175/VOC
Conditions or Reasons:
1) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers A0653-102, A0653-103 Rev B, A0653-104 Rev A.

Reason: To identify the approved plan/s and to avoid doubt.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of no. 114 Clarence Road in accordance with the details on drawing nmber A0653-104 Rev A.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the surrounding buildings in the interests of the visual amenities of the locality.

3) The new driveway to be served from Clarence Road shall not be brought into use until the strengthening of the dropped crossing for the proposed vehicular access withthe highway has been constructed to Highway standard and with written evidence to
this effect to be obtained from the Highway Authority prior to any use.

Reason In order to minimise danger, obstruction and inconvenience to users of the highway and the premises.
4) The new driveway to be served from Roosevelt Avenue shall not be brought into use until the widening of the dropped crossing for the proposed vehicular access with thehighway has been constructed to Highway standard and with written evidence to this effect to be obtained from the Highway Authority prior to any use.

Reason In order to minimise danger, obstruction and inconvenience to users of the highway and the premises.
5) The proposed vehicular access shall be surfaced in bituminous or other similar durable material (not loose aggregate) as may be approved in writing by the Local Planning Authority for a distance of 5m into the site, measured from the highway boundary, before the premises are occupied. Arrangements shall be made for surface water drainage from the site to be intercepted and disposed of separately so that it does not discharge into the highway.

Reason To avoid the carriage of mud or other extraneous material or surface water from the site into the highway so as to safeguard the interest of highway safety.
6) The access from Roosevelt Avenue shall have a minimum width of 6m.

Reason In the interest of road amenity and for the avoidance of doubt.
7) Notwithstanding the provisions of Part 1, Class A of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking and re-enacting that Order with or without modification), no extensions to the building(s) hereby permitted shall be carried out without the grant of further specific planning permission from the Local Planning Authority.

Reason: To control the external appearance of the building/s in the interests of the amenities of the area.

8) Notwithstanding the provisions of Part 1 Class E of Schedule 2 to the Town and Country (General Permitted Development) Order 2015 (or any order revoking and re-enacting that Order with or without modification), no buildings or other structures shall be erected or constructed within the curtilage of the property without the grant of further specific planning permission from the Local Planning Authority.

Reason: To control the development in the interests of the visual amenity of the area.
