Conditions or Reasons:
2) Before development/work begins and notwithstanding the details submitted with the application, details of the materials to be used for the external windows, doors, walls, roofs and rainwater goods of the proposed building/s shall be submitted to and approved in writing by the Local Planning Authority. The development/work shall be carried out only in accordance with the approved details.

Reason: To ensure that the special historical and architectural interest and integrity of the listed building is conserved and maintained in accordance with standard conservation good practice, local policies and the NPPF (Section 12).
3) The extension roof shall be laid with handmade plain tiles a sample of which shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby approved.

Reason: To safeguard the character and appearance of this Grade II Listed Building.
5) All new rainwater goods shall be black powder coated cast aluminium. Details of the profile, colour finish and exact system to be employed shall be submitted to and agreed in writing by the Local Planning Authority. Only the approved details shall be implemented.

Reason: To safeguard the appearance of the competed development and preserve the special character and appearance of the Conservation Area in accordance with policy CHE11 of the Mid Bedfordshire Local Plan 2005.
