Conditions or Reasons:
1) The proposed development, by virtue of its siting and scale, would result in development which would be overbearing upon the living conditions of the neighbouring dwelling known as No. 1 Saxons Close. The proposed development is therefore contrary to Policy HQ1 of the Central Bedfordshire Local Plan (2021), Section 12 of the National Planning Policy Framework and would be further contrary to design principles outlined within section 7.04.14 the Central Bedfordshire Design Guide (2014).
