Conditions or Reasons for Planning Application - CB/22/02251/MW
Conditions or Reasons:
1) Reason 1 - The site lies within the South Bedfordshire Green Belt and the development proposal would comprise inappropriate development within the Green Belt and would be harmful by reason of inappropriateness, loss of openness and therein conflict with the purposes of land included within the Green Belt. Very special circumstances that would outweigh the identified harm have not been demonstrated in this application. The proposal is therefore contrary to Section 13 of the NPPF.
2) Reason 2. The landscaping scheme proposed for the development intensifies the unnatural landscape setting within the site. The proposal is therefore contrary to CBLP, Policy EE5 and Section 12 of the NPPF.
3) Reason 3.The current site access arrangement is substandard, therefore the application raises highways safety concerns. The proposal is therefore contrary to MWLP Saved Policy GE1 and CBLP Policy T2.
4) Reason 4. The drainage proposals for the site lack evidence to demonstrate that acknowledged flooding issue within the site can be effectively managed. The proposal is therefore contrary to Section 14 of the NPPF, MWLP Saved Policy GE1, and CBLP Policy CC3, CC4, CC5.
