Conditions or Reasons for Planning Application - CB/22/02343/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers; R3 - Proposed -Section 09.06.2022, R3 - Proposed -Right Side Elevation 09.06.2022, R3 - Proposed -Rear Elevation 09.06.2022, R3 - Proposed -Left Side Elevation 09.06.2022, R3 - Proposed -Front Elevation 09.06.2022, R3 Proposed Ground & Basement Plan 09.06.2022, Existing Floor Ground & Basement Plan 09.06.2022, Existing_Proposed -First Floor Plan 09.06.2022, Existing -Section 09.06.2022, Existing -Right Side Elevation 09.06.2022, Existing -Left Side Elevation 09.06.2022, Existing-Front Elevation 09.06.2022, Block Plan (1-500) with Label 09.06.2022, Location Plan 09.06.2022 and Existing -Rear Elevation 09.06.2022
Reason: To identify the approved plan/s and to avoid doubt.
3) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

4) The building shall be used for a residential children's home for up to 5 children and two overnight carers and no other purpose (including any other purpose falling within Class C2 of the Schedule to the Town and Country Planning (Use Classes) Order 2006), or any provision equivalent to that Class in any statutory instrument revoking and re-enacting that Order with or without modification.

Reason: To exclude the provisions of the said Use Classes Order and thereby ensure the Local Planning Authority retains full control of the future use of the land/building(s) in view of the special circumstances of the case.

5) The development shall not be occupied or brought into use until the parking scheme shown on Drawing No; R3 Proposed Ground & Basement Plan 09.06.2022 has been completed. The scheme shall thereafter be retained for this purpose.

Reason: To ensure provision for car parking clear of the highway.

6) The development hereby approved shall not be occupied until details of a scheme for the parking of cycles on site for visitors have been submitted to the Local Planning Authority for their approval. The scheme shall be fully implemented in accordance with the approved details before the development is first occupied and thereafter for this purpose.

Reason: To ensure the provision of cycle parking to meet the needs of occupiers of the proposed development in the interests of encouraging the use of sustainable modes of transport.
