Within 3 months of the granting of this permission, the existing shop front shall be removed and the new shop front installed fully in accordance with the details shown on approved Plan No. PL-100C Proposed Plans & Elevations-05.10.2022. Reason: In the interests of visual amenity (NPPF, Section 12) |

Prior to installation of the external extraction system hereby approved, a scheme for the mitigation of the visual impact of the development to include such measures as details of colour and finish of external paintwork or details of external boxing shall be submitted in writing to the Local Planning Authority for their approval. The mitigation shall be maintained for so long as the extraction system is installed to the building unless otherwise agreed in writing with the Local Planning Authority. Prior to installation, details shall be submitted in writing to the Local Planning Authority for their approval, of the external sound level emitted from plant, machinery or equipment and mitigation measures as appropriate. The measures shall ensure that the external sound level emitted from plant, machinery or equipment will be lower than the lowest existing background sound level by at least 10dBA in order to prevent any adverse impact. The assessment shall be made in accordance with BS4142:2014 at the nearest and/or most affected noise sensitive premises, with all machinery operating together at maximum capacity. A post installation noise assessment shall be carried out where required to confirm compliance with the sound criteria and additional steps to mitigate noise shall be taken, as necessary. Approved details shall be implemented prior to occupation of the development and thereafter be permanently retained.
Reason: To ensure that the amenity of occupiers of the surrounding premises is not adversely affected by noise from plant/mechanical installations/ equipment. |

Prior to installation of any machinery, plant/equipment, extract/ventilation system, details of anti-vibration measures shall be submitted in writing to the Local Planning Authority for their approval. The measures shall ensure that machinery, plant/equipment, extract/ ventilation system and ducting are mounted with proprietary anti-vibration isolators and fan motors are vibration isolated from the casing and adequately silenced. Approved details shall be implemented prior to occupation of the development and thereafter be permanently retained.
Reason: To ensure that the amenity of occupiers of the development site/ surrounding premises is not adversely affected by vibration or vibration manifesting as noise. |

Prior to installation, details shall be submitted in writing to the Local Planning Authority for their approval of the installation, operation, and maintenance of the odour abatement equipment and extract system, including the height of the extract duct and vertical discharge outlet, in accordance with the EMAQ+ 'Control of Odour and Noise from Commercial Kitchen Systems'. Approved details shall be implemented prior to the commencement of the use and thereafter be permanently retained.
Reason: To ensure that the amenity of occupiers of the development site/ surrounding premises is not adversely affected by cooking odour and fumes |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers PL-100C Proposed Plans & Elevations-05.10.2022 and SU-01 Existing Plans & Elevations-06.09.2022
Reason: To identify the approved plan/s and to avoid doubt. |

The development hereby permitted shall be undertaken in full accordance with the Councils adopted Construction Code of Practice for Developers and Contractors https://www.centralbedfordshire.gov.uk/info/44/planning/674/codes_of_practice_for_planning.
