Conditions or Reasons for Planning Application - CB/22/02528/FULL
Conditions or Reasons:
1) The three proposed dormers would appear incongruous within the traditional rear roof slope of the converted barn and in turn, would be harmful to the prevailing character of the locality and the host dwelling. It would appear at odds with the existing character of development and the dwelling itself which is a simple barn design and would therefore not result in high quality development contrary to Section 12 of the NPPF, Policy HQ1 of the Central Bedfordshire Local Plan and Section 7 of the Central Bedfordshire Design Guide.
2) The three proposed dormers, by virtue of their siting, scale and design, would result in an unacceptable loss of privacy and would therefore have a detrimental impact on the residential amenity of the dwellinghouse and garden sited to the east of the application site. As such, the proposal would be contrary to Section 12 of the NPPF (2021), Policy HQ1 of the Central Bedfordshire Local Plan and Section 7 of the Central Bedfordshire Design Guide (2014).
