Conditions or Reasons for Planning Application - CB/22/02606/FULL
Conditions or Reasons:
1) The application site lies within the Biggleswade Conservation Area and the setting of a non-designated heritage asset No 32 Shortmead Street and the demolition of the building will fail to preserve or enhance the character and appearance of the Conservation Area together with the potential loss of a non-designated heritage asset which cannot be confirmed due to the limited information submitted. As such the proposal is contrary to policies HQ1 and HE3 of the adopted Local Plan, the adopted Design Guide and Sections 12 and 16 of the NPPF.
2) Insufficient information has been submitted to demonstrate that the proposal will not have a adverse impact on protected species, and therefore the requirement for any mitigation is also unknown; as such the proposal is contrary to Policy EE3 of the Adopted Local Plan (2021) and Section 15 of the National Planning Policy Framework (2021).
