Conditions or Reasons:
1) The proposed outbuilding by virtue of its excessive scale would result in a disproportionate ancillary addition to the dwelling that would dominate the existing dwellinghouse. The proposal would therefore not be considered a subservient addition and would have a detrimental impact upon the visual amenity of the area. The proposal would as such not be considered high quality design, conflicting with Policy HQ1 of the Central Beds Local Plan, Section 12 of the NPPF and Chapter 7 of the Central Beds Design Guide.
