Conditions or Reasons:
8) Prior to development beginning on site, an Arboriculture Impact Assessment and tree protection plan showing suitable protection measures for the adjacent tree protected by a Tree Preservation Order. The approved tree protection details shall be implemented prior to development beginning on site. The development shall be constructed in accordance with the approved details.

Reason

This condition is pre-commencement in the interests of protecting an existing TPO tree in close proximity to the application site (policies HQ1 and EE4, Central Bedfordshire Local Plan)
10) No work of building demolition shall take place until the applicant has implemented and submitted to the Local Planning Authority, and gained Local Planning Authority written approval of, a completed scheme of external and internal photographic recording of any structures to be demolished, undertaken with all internal debris cleared out and all flooring swept clean, which shall be not less than Historic England recording level 2 as set out in sections 5.2 and 4.4.8 and 4.5.2 of the publication Understanding Historic Buildings: a guide to good recording practice (Historic England 2016).

Reason: This condition is pre-commencement as a failure to secure an appropriate record of the buildings considered heritage assets by the Local Planning Authority in advance of demolition would be contrary to paragraph 205 of the National Planning Policy Framework (NPPF) that requires developers to record and advance understanding of the significance of any heritage assets to be lost (wholly or in part) as a consequence of the approved works.
