Conditions or Reasons for Planning Application - CB/22/02699/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

3) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plan numbers: 001, 002.

Reason: To identify the approved plan/s and to avoid doubt.
4) No development shall commence until an Arboricultural Impact Assessment and Tree Protection Method Statement displaying the Protected Trees and Protection Methods has been submitted to and approved in writing by the Local Planning Authority. The approved measures shall be adhered to throughout the construction phase of the development.

Reason: To ensure suitable protection for the trees to be retained and on site
