Conditions or Reasons:
1) The proposal by virtue of the scale and siting of the two-storey side and rear extension in close proximity with the boundary of No. 36 Braybrooks Drive would enclose the rear end of the garden of this neighbour creating an overbearing and overshadowing impact upon the private rear amenity space of this neighbour. The proposal would therefore have an unacceptable impact upon neighbouring amenity and would not be considered high quality design, contrary to Policy HQ1 of the Central Beds Local Plan, Chapter 7 of the CBC Design Guide and Section 12 of the NPPF.
2) The proposal by virtue of the siting and scale of the two-storey side and rear extension reducing the separation to the rear boundary with No. 30 Braybrooks Drive would create an unacceptable overlooking impact from the rear first-floor windows into the neighbouring rear garden amenity space. The proposal would therefore have an unacceptable impact upon neighbouring amenity and would not be considered high quality design, contrary to Policy HQ1 of the Central Beds Local Plan, Chapter 7 of the CBC Design Guide and Section 12 of the NPPF.
3) The proposal by virtue of its excessive scale, bulk and massing of the combination of single storey and two storey extensions would create an un-sympathetic addition to No. 28 dominating the existing dwelling. The proposal would therefore not be considered high quality design and in turn would create a harmful impact upon the visual amenity of the area, contrary to Policy HQ1 of the Central Beds Local Plan, Chapter 7 of the CBC Design Guide and Section 12 of the NPPF.
