| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.
Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality. (Section 12, NPPF, Local Plan Policy HQ1 and HE3) |

All tree works required to implement this development shall be confined to that specified in Section 10.4 - Table 3 "Recommended Tree Works" of the supporting document "BS 5837 "Tree Survey and Arboricultural Impact Assessment and Tree Protection Plan" dated 8th March 2022 (Document Ref. GD/220336/R1 & 2), as prepared by Bartlett Consulting. The permitted tree work shall be carried out to a quality standard that conforms to the requirements stipulated in BS 3998 ; 2010 "Tree Work -Recommendations".
REASON To ensure that only tree works required to implement this development are carried out, thereby avoiding unnecessary and unjustified pruning works to the detriment of their natural appearance and visual amenity, and to ensure that these permitted tree works remain legally valid under Section 211 of the Town and Country Planning Act 1990 by virtue of the trees being protected by Conservation Area legislation, and are carried out in accordance with arboricultural best practice. |

Prior to development, all tree protection fencing and ground protection shall be installed and positioned in strict accordance with Appendix 3 "Tree Protection Planning" and the "Tree Protection Plan" dated 28th May 2022, of the supporting document "BS 5837 "Tree Survey and Arboricultural Impact Assessment and Tree Protection Plan" dated 8th March 2022 (Document Ref. GD/220336/R1 and 2), as prepared by Bartlett Consulting. The tree protection fencing and ground protection shall then remain securely in position throughout the entire course of development works. REASON To protect the designated Root Protection Areas of retained trees from damage incurred from all development activity, so as to maintain their health, physical integrity, anchorage, screening and amenity value. |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 3-100, 3-020, 3-001, 3-200, 3-010, CBC-001
Reason: To identify the approved plan/s and to avoid doubt. |
